Walk Thru of a Short Sale Home Purchased Sight Unseen | Smart Seller Sold it Cash Before Foreclosure

Out here in La Porte, Texas today. Just purchased this house. I haven’t even seen it, so we’re about to go inside, take a look, see what it looks like. But before we get into that, want to give you a little history on the house.

I’ve been keeping my eye on this house since probably July 2020. It’s been scheduled to be listed on the foreclosure auction every month. But right before it gets time for the sale, this house would get removed for whatever reason. Finally, a couple weeks ago, it was listed online in the MLS which means the home buyer decided instead of going through foreclosure, they made the smart move to sell it to avoid that being reported on their credit.

Well, since I’ve been keeping my eye on this house for several months, as soon as it hit the market, I moved quick, and we purchased it sight unseen. So we’re about to go inside right now, see what the house looks like, and see what kind of deal I got. So let’s take a look.

I’m going to open this door.

All right. So this is what the house looks like. You walk in. This is the living room. Not too bad so far. It’s got tile all around. Looks like here’s the kitchen. It’s kind of got an open floor plan with the kitchen facing the living room. Here’s another angle. It’s got a few holes in the wall, but we’ll be able to patch that up.

Let’s go take a closer look at the kitchen. Standard kitchen. Cabinets look decent. It’s got a stainless steel refrigerator. Walk back over here. It looks like we got one of the bedrooms is by the kitchen. Kind of weird, but it’ll work. Decent size. Let’s go check out the rest of the house.

So this is the hallway that leads to the bedrooms. Looks like this is the master. It’s got vaulted ceilings. Pretty dirty up in here, but we can get that fixed.

Master bath. It looks like the shower might’ve been redone, but it doesn’t really fit our style here at Property Kings, so we might redo that as well. Anybody need a mattress? Drywall needs some repairs, as you can see. We’ll get that repaired.

This is the guest restroom. Pretty big restroom. Looks like this shower was done at one point. Don’t look too bad. Doesn’t really go with our style, but we might keep this since it looks decent. Main thing is it has a lot of tile everywhere, and I usually don’t do this type of tile in my rehabs, but it doesn’t look too bad. We might keep it and just decrease the price point.

Here goes another bedroom. This is bedroom number three. Somebody left their mattress. Closet.

Now we go to bedroom number four. Definitely got some drywall repairs we’ve got to do.

So that’s the entire house.

This is what we do. We purchase houses every day in this type of condition. It doesn’t matter what situation you’re going through. You could be going through a divorce, a foreclosure, estate.
